Unlimited Places and Higher Property Price Caps for First Home Buyers from 1 October 2025

Exciting news for Australian first home buyers! The Australian Government is expanding the Home Guarantee Scheme (HGS), giving more people the chance to enter the property market with a smaller deposit and greater flexibility.

From 1 October 2025, the Scheme will remove limits on the number of Government guarantees available, meaning all Australian first home buyers who have saved a 5% deposit can apply. This change helps buyers avoid paying Lenders Mortgage Insurance (LMI) and makes the dream of home ownership more accessible.

The expanded Home Guarantee Scheme is part of the Government’s commitment to support Australians into home ownership, including higher property price caps and simpler access for regional buyers.

What’s Changing from 1 October 2025?

• No place limits: Every eligible first home buyer can access the Scheme.

• No income caps: Buyers with higher incomes are now eligible.

• Higher property price caps: Helps buyers navigate areas where property prices have increased.

• Simpler access in regional areas: The Regional First Home Buyer Guarantee will be replaced by the First Home Guarantee, making the process easier.
